  1.遇有公司人員或客戶開車進出園區時,怎么辦?
  1. What happens when company personnel or customers drive in and out of the park?
  答:遇有公司人員或客戶開車進出園區時,保安員應用標準的交通通行手勢指揮車輛經過大門,并還禮,表明對內部人員或客戶的尊敬。如訪客車輛欲進入園區時,保安員應禮貌地問詢其所要登訪客戶的名字、房號等并作掛號后放行;一起呼叫巡查人員協助指引及車輛有序停放。
  Answer: When company personnel or customers drive in and out of the park, security guards use standard traffic gestures to direct vehicles through the gate and return courtesy to show respect for internal personnel or customers.   答:如查明是初度進場人員,在掛號其有效證件后,可放行入內。并奉告其處理《裝飾人員出入證》具體事宜和最遲辦證時刻,一般狀況下在1-3天內必須處理。若是長時刻未處理人員,則根絕入內,要求其處理《裝飾人員出入證》。

  答:當客戶有物品搬出園區時,應先到物業服務中心處理《物品放行單》。在經客戶承認(簽名),門崗保安員進行核對無誤后,方可放行。如客戶不在又不便于簽名承認時,應經過其它途徑聯絡業主(運用人),征得贊同后方可放行。并做具體記載。

  答:客戶物品無《放行單》卻強行出門的,應有權加以扣留,并當即陳述物業服務中心出面交涉。對駕駛車輛強行出門的,應記載其車型及車牌號,并當即向上級領導匯報。

  7.、當租戶未付清費用要遷出園區時,怎么辦?

  答:門崗保安員應禮貌的問詢租戶是否還有費用未結算,請其當即去物業服務中心付清相關費用,在征得物業服務中心和客戶贊同后方可放行。

  答:保安員看見客戶將物品在硬質地上上遷延時,應敏捷加以阻撓,并檢查地上是否損壞。保安員對進出園區的客戶提有大件或較重物品時,應及時上前作禮貌問詢(如到達目的地、是否需求協助等),便于及時阻撓不良行為。如因客戶的遷延行為形成地上損壞,應具體問詢其名字、工作單位等狀況,一起陳述物業服務中心人員到場處理。

  答:客戶將物品堆放在公共樓道影響通行時,應有禮貌地勸其移開堅持樓道通暢,并協助將物品移位,堅持正常的通道暢通。
